AERIS Resort Enters Pre-Sale
Prague / Velká Úpa, June 11, 2026 The investment group AEQUITAS Group officially unveiled the new mountain project AERIS Resort Krkonoše, being built in Velká Úpa, Pec pod Sněžkou. The official presentation of the project and the launch of the pre-sale took place on June 10, 2026, at the Pytloun Old Armoury Hotel Prague on Prague's Kampa. The event was attended by more than 100 guests, including existing AEQUITAS Group investors as well as prospective buyers of apartments in the newly emerging resort.
The evening's host was PaedDr. Et. Mgr. Jiří Baumruk, communications director of AEQUITAS Group, who opened by introducing the project's main partners. These included Pytloun Hotels, BMW Invelt Praha, the real estate agency JCL Real, and the law firm Langmeier & Co. The evening also included the introduction of the project's ambassadors, sports commentator Petr Vichnar and Olympic medalist Michal Krčmář.
AEQUITAS Group founder JUDr. Jan Langmeier, MBA then welcomed the guests and, together with architect Ing. arch. Lukáš Bílek of the ABM architekti studio, author of the architectural design, presented the development of the project, until now known under the working name Rezidence Pod Portáškami. The new name AERIS Resort builds on the exceptional character of the mountain environment of Velká Úpa, represented above all by clean air, the climate of the Krkonoše, tranquility, and the possibility of a year-round stay in the mountains.
AERIS Resort Krkonoše will offer a total of 159 apartment units in six buildings. The project is conceived as a premium mountain aparthotel with hotel operation, wellness facilities, services for owners and guests alike, and a direct link to the Portášky ski area. Thanks to its ski-in/ski-out concept, guests will be able to head out onto the slopes directly from the resort.
A significant part of the presentation was devoted by Mgr. Jan Cholenský of the real estate agency JCL Real, the exclusive sales agent for apartments at AERIS Resort. He presented guests not only with the project's new name and visual identity, but also with the accompanying concept of „six buildings – six mountain herbs“. Each of the resort's buildings will bear the name of a mountain herb: Campanula, Angelica, Carlina, Valeriana, Salvia, and Verbena. This motif is intended to be reflected not only in the architecture and identity of the individual buildings but also in the resort's surroundings, wellness area, herb gardens, and future complementary products such as teas, syrups, liqueurs, soaps, or essential oils.
The first of the buildings will bear the name Campanula, after the Latin name Campanula bohemica, the Bohemian bellflower. It is a rare Krkonoše endemic species and one of the symbols of the uniqueness of the local nature. The herbal concept is thus not merely a design element but is meant to naturally connect the resort with the landscape in which it is being built.
During the evening, guests were introduced to the apartment layouts, the investment model, and the options for personal use as well as hotel operation. The financing and investment options through the qualified investor fund Aequitas Capital Investment SICAV, or rather its sub-fund Aequitas Highland Hospitality, were also presented. Prospective buyers were also invited to register in the client zone on the project's new website, www.aeris-resort.cz, where basic information about the project, the apartments, the location, and the investment terms is available. „AERIS Resort is not just another development project for us. It is a place meant to build on the natural value of Velká Úpa, on the power of the Krkonoše, and on the tradition of mountain stays. We want to create a resort that will have long-term value for owners, guests, and the location itself,“ said JUDr. Jan Langmeier, MBA, founder of AEQUITAS Group, when presenting the project.
The evening concluded with the signing of memoranda of cooperation. AEQUITAS Group signed a memorandum with Pytloun Hotels, which is to become the hotel operator of the new resort, and with BMW Invelt Praha, with which the developer plans to cooperate on, among other things, the preparation of the Après-ski Lounge and other related activities. AERIS Resort Krkonoše is to be built in Velká Úpa, at an altitude of approximately 720 meters, in the immediate vicinity of the Krkonoše countryside and the Portášky ski area. The project is expected to be completed and opened during the 2029/2030 winter season.
