An apartment complex worth 800 million crowns to be built in Velká Úpa
Construction of the Rezidence pod Portáškami apartment complex is set to begin in Velká Úpa in spring 2026, with completion expected within three years. It will be preceded by the demolition of the existing houses, starting in the autumn. Jiří Lívanec, representative of the Aequitas investment group, told ČTK today. He estimated construction work at 750 to 800 million crowns. Velká Úpa is a district of the town of Pec pod Sněžkou.
Demolition of the buildings was supposed to have already begun, but the investor postponed it due to problems with the building permit.
„We already had the building permit, but Pec appealed, citing non-compliance with the zoning plan. The Hradec Králové regional authority handled the matter and rejected Pec's appeal, confirming that we are in compliance with the zoning plan. At this point, then, we have an issued building permit,“ said Lívanec.
According to him, the demolition work will not restrict traffic on the resort's key road. „Demolition could begin in September. Everything will take place on our own land,“ said Lívanec.
The investor plans to build six connected apartment buildings with underground parking on the vacated site to the right along the road into the center of Pec pod Sněžkou, opposite Penzion Relax. The project envisages 150 to 160 apartments and parking for 200 cars. The ground floor will house services, commercial space, and two doctors' offices.
„The town has a contract with the investor for two non-residential spaces, including parking, which the investor will hand over to the town free of charge as a gift once construction is complete. We plan to place doctors' offices there, one for a dentist and one for a general practitioner,“ Pec's mayor Ilona Semrádová (SNK Velká Úpa – Pec) told ČTK. The town has a dentist, but no general practitioner.
Rezidence pod Portáškami will be similar to the Svatý Vavřinec apartment complex by investor Martin Kubík, which he opened in the center of Pec in 2018. Multi-story, wood-clad residential towers will rise from a structure covered with soil. „At first glance, it will look like six separate buildings. But they will be connected by an underground parking garage,“ said Lívanec.
The investor behind the Rezidence pod Portáškami project has already completed one project in the Krkonoše mountains, an apartment building with 30 units in Herlíkovice near Vrchlabí, finished in 2023.
Velká Úpa is undergoing a transformation. The Úpa Resort apartment building, which will have nearly 30 apartments, is nearing completion. Opposite that building, on the site of the former Hotel Uran, a modernized transfer point for hut-keepers with a turning point was opened last year.
The center of Pec pod Sněžkou itself has also undergone revolutionary changes. There, too, some old buildings have made way for new ones. For example, in 2020 the Grand Hotel Hradec opened on the site of the former Hotel Hradec, a project by investor Tomáš Otruba. In the center of Pec, construction of another apartment complex, the Wellness & Spa Resort Svatá Barbora, worth several hundred million crowns, began this spring, with the first guests expected to be welcomed at the end of 2027. This project is also backed by entrepreneur Martin Kubík.
